A white box (also called a vanilla box) takes the shell one step further. It includes insulated demising walls, a finished ceiling deck or ceiling grid, basic electrical panel and lighting circuits, HVAC rough-in or full HVAC distribution, plumbing rough-in, and a completed concrete floor. The result is a clean, blank interior that any tenant can build out without needing to address major infrastructure deficiencies.
